The 25 leading facilities management companies in Germany grew by an average of 11.8 per cent in 2023 (previous year: +9.3%). Workforce numbers among the top 25 rose by an average of 3.2 per cent (previous year: +1.6%). Demand remains strong, and inflation and wage-related pricing effects continued in 2023. Weak economic conditions in the real estate sector and the decline in new construction projects will have a dampening effect on market evolution over the coming years.
This year’s Lünendonk List sees a change at its head: first place has been taken by Apleona (2022: 2). The firm is followed by Spie Deutschland & Zentraleuropa (2022: 1) and Wisag (previous year: 3).
The market in the 2023 financial year has been characterised by a number of takeovers, including the merger of Apleona and Gegenbauer and the acquisition of Bockholdt by Strabag PFS. The facility services market continues to prove itself resilient in the face of crisis and a pillar of the German economy. The key drivers for growth are efforts towards carbon-neutral buildings, ESG reporting obligations for property operators and rebound effects in selected segments such as catering services.

Criteria for inclusion in this List:
At least 50% of revenues generated from facilities management, at least 66% from external business and at least 66% of facilities management revenues from infrastructure and technical facilities management. Alternatively, at least 66% of revenues generated competitively, and revenues from external business exceed 100 million euros. Adjusted for revenues of service companies and consolidated companies.
